Special Assessment

A special assessment is a one-time charge declared by the board of directors to pay for unexpected expenses that cannot be covered by operating funds or the reserve fund (if applicable). Unit owners must pay the special assessment in addition to their regular monthly condominium contributions. Special assessments should not be used as a routine method of funding major repairs, rather the Reserve Fund Plan should provide for future repairs whenever possible.
