Easement
An easement is an agreement that gives a party the right to use a landowner’s property in some way.  While there are technical differences between an easement and a right-of-way, they have the same effect.  Common easements include access roads and utility rights-of-way. Easements remain on the title until the holder of the easement discharges their rights from the certificate of title.
